RAPHAEL PEREZ-BLANCO III, ESQ., LL.M. (TAX) | ASSOCIATE COUNSEL

In 2025, Raphael Perez-Blanco joined Adler Properties as Associate Counsel. He plays a central role in supporting the firm’s Lease and Contracts operations across commercial leasing, acquisitions, and development, working alongside Steve Brownstein. His work includes drafting and negotiating leases and related documents, managing real estate acquisitions, and assisting with development and joint venture agreements. He helps ensure legal compliance, mitigate risk, and align transactions with business objectives, while serving as a legal resource to Adler’s property management, leasing, acquisitions, and development teams.

Prior to joining Adler, Raphael spent over two years at the full-service law firm of Sanchez-Medina, Gonzalez, Quesada, Lage, Gomez & Machado LLP, where he clerked for the then President of the Florida Bar. There, he developed extensive experience in commercial real estate and corporate transactions, preparing and reviewing loan documents, subleases, estoppel certificates, and closing binders. He conducted title and lien due diligence and handled corporate entity formations, conversions, and dissolutions, including nonprofit-to-for-profit transitions. In addition, Raphael supported tax-related matters involving entity classification, compliance documentation, and coordination with the IRS on behalf of clients.

Raphael earned his J.D. from the University of Miami School of Law, where he received a full Dean’s Merit Scholarship and was awarded the CALI Excellence for the Future Award in Bankruptcy Clinic II. He also holds an LL.M. in Taxation with concentrations in International Tax and Taxation of High-Net-Worth Individuals. He received his Bachelor of Arts in International Relations, magna cum laude, from Florida International University, and is fluent in Spanish. A proud graduate of Belen Jesuit Preparatory School, Raphael remains active in the community through his participation in the Belen Alumni Lawyers Section and as an Alumni Delegate for the Class of 2017.
